Great view, wonderful location. Sites are fairly level. No laundry or propane. Showers and bathrooms are clean and heated. Store is nice and staff is friendly. Easy to enter and exit. This was our second visit to this location and we would be willing to return again. Hope they can complete the renovations on the laundry room. The views from this KOA make this an amazing must stop.

We are a travel nurse family who stayed at this park for 13 weeks while on assignment. This is not our first KOA to stay at, but it was by far our favorite. It’s in a safe and secluded part of Carlsbad and makes it easy to drive into Carlsbad or Artesia. My four kids loved the playground and the community center where they had toys, ping pong, and televisions with recliners. The staff at this KOA was what made all the difference though. They were so friendly and helpful with our family. I wish every campsite had staff as friendly as them. If ever in this area again, I would love to stay here again!

Nice KOA restrooms clean but little dated, staff was friendly and helpful. We stayed 3 nights passing through, large laundry room. Nice location between Carlsbad and Roswell, just remember to stop for any shopping before you go to the KOA. Overall the facilities were for well kept.

The park is a ways out of town. It was nice and level, looked like they had recently leveled the roads and spots. Laundry room was ok, but machines looked like they needed to be cleaned. So we did not use it. Wifi was ok but weak, so no streaming. Bathroom #1 needed attention. The pool clearly hasn't been usable for quite some time. I realize that we were parked there off season, but. it was not covered. The staff was excellent. Very friendly and helpful. The park just needs some TLC and it would be up to regular KOA standards

I really wanted to rate this KOA location better, but.... 1. Broken washers and dryers. Went to use them and staff were doing the sites laundry leaving only one washer. 2. The bathrooms really need attention, replace shower heads and fix that which is broken. 3. There is no grass where they advertise grass sites under the octagon. If I had placed my tent there it would have been flooded, see my pictures. 4. Mouse or rat feces in the octagon area that has not been cleaned up in a while. This is a serious health hazard! Before choosing this location for tent camping check others. Pros... 24 Hour Rec Room, Clean Bathrooms, Store On Site, Friendly Staff, Fresh Made Pizza. To the owner, invest and take care of the property. You have a potentially great thing here. A tree line on the south end of the property would act as a wind break and hide the power relay station.

We got in late and our package was ready and complete. One of the more detailed maps in KOAs i have seen. We only stayed one night but it seemed like a good place to me. I did take a women’s shower around 9pm and found it was not very clean but it’s possible that was one day of hair in there. There were 3 showers I think. There were not many RVs so not many people using the facilities i assume. Plenty of hot water and pressure. I would appreciate a bench inside the shower to act as a stool and aid in shaving legs. The toilet seemed clean. Nice places for dog walking. Dumpster. They appear to rake the gravel road and pads which I have never seen before and made for a neat appearance. There were no sand burs and I was grateful as these have been misery for us and our dogs. Road noise was minimal. Sites seem spaced well apart and there are trees scattered. They have signs that say patrolled by sheriff and another patrolled but in late Nov. I didn’t see any staff patrolling here while I was there and i have seen other places where it is obvious staff are in golf carts driving around. We checked in after hours and didn’t see anyone roaming and walked the dogs after and still never saw anyone. I think it’s a pretty safe place in general and was pretty vacant this time of year. So overall one of the nicer KOAs but the cleanliness of the shower was a disappointment. Staff seemed fine but we were in and out and didn’t interact much.

Great place for amenities, such as laundry( although the store was out of laundry soap for purchase), horse shoes, corn hole, giant chess and checker games. Women’s bathroom had not been cleaned in the four nights we stayed, despite the sign saying bathrooms closed daily for two hours for cleaning. Many people coming to a KOA have their own toilets and showers, we do not. After one shower, I was not wanting to use them again. Toilets were progressively dirtier everyday. If they made changes to the hygiene, this place could be very nice. Staff was very friendly.

We stayed here Jan 22nd on our way back home. Easy access from the highway. Great, clean, wide pull through spaces. They are more than big enough for our 32ft 5th wheel. There are 2 fenced in dog parks.
